A Calculator Gives You a Number.
A Broker Finds You the Right One.

Online mortgage calculators are a great starting point. They help you understand the ballpark of what your monthly payments might look like based on a purchase price and interest rate you enter. But here's what a calculator can't do:

It Can't Shop the Market

A calculator uses one rate — the one you type in. Our brokers compare rates from over 50 lenders simultaneously to find the lowest rate you actually qualify for. That difference could save you thousands over your mortgage term.

It Can't Assess Your Full Picture

Your actual affordability depends on your income, debts, credit score, and down payment source. A calculator doesn't know any of that. A broker reviews your complete financial picture and tells you exactly what you qualify for.

It Can't Negotiate on Your Behalf

Banks give you their posted rate. Brokers negotiate. We leverage lender relationships and volume to secure rates and terms that aren't available to the public. Our service is free — the lender pays us.

How Mortgage Payments Work in Alberta

Your monthly mortgage payment is made up of two parts: principal (the amount you borrowed) and interest (what the lender charges you for borrowing). Several factors determine how much you'll pay each month:

1

Purchase Price & Down Payment

The more you put down, the less you borrow. In Canada, the minimum down payment is 5% for homes under $500,000, 10% for the portion between $500K and $1M, and 20% for homes over $1M. Putting less than 20% down requires CMHC mortgage default insurance, which adds to your costs.

2

Interest Rate

This is the single biggest factor in your payment amount. Even a 0.25% difference can mean thousands of dollars over a 5-year term. This is exactly why working with a broker who shops multiple lenders matters — we find the lowest rate you qualify for.

3

Amortization Period

This is how long it takes to pay off your mortgage in full. A longer amortization (25-30 years) means lower monthly payments but more interest paid over time. A shorter amortization means higher payments but you're mortgage-free sooner and pay less interest overall.

4

Payment Frequency

You can pay monthly, bi-weekly, or weekly. Accelerated bi-weekly payments (26 half-payments per year instead of 12 full payments) can shave years off your mortgage without dramatically increasing your budget.

Even a 0.25% rate difference saves you thousands. That's why we shop 50+ lenders for every client.

Good News for Alberta Homebuyers

Alberta is one of the most affordable provinces in Canada to purchase property, and here's why:

No Land Transfer Tax

Unlike Ontario, BC, and most other provinces, Alberta does not charge a land transfer tax. Instead, you pay a small land title transfer fee — typically a fraction of what you'd pay elsewhere. This can save you thousands on closing day.

Competitive Market

Alberta's housing market offers strong value compared to Vancouver and Toronto. Your dollar goes further here, whether you're buying in Calgary, Edmonton, Lethbridge, or surrounding communities.

Strong Broker Competition

Alberta has a healthy mortgage broker market, which means more options and better rates for you. As independent brokers, we're not tied to one bank — we work for you, not the lender.

I used the calculator first to get an idea of payments, then reached out to Mortgage Design Group. They found me a rate 0.4% lower than what I'd plugged in — that saved me over $8,000 across my term. The calculator was a starting point, but talking to a real broker made all the difference.

Common Questions About Mortgage Payments in Alberta

Our calculator provides a reliable estimate based on the numbers you enter. However, your actual payment will depend on the specific interest rate you qualify for, your credit score, income, down payment, and lender requirements. For a personalized payment estimate, contact our team for a free assessment.

If you're unsure, try a range of rates between 4% and 6% to see how different rates affect your monthly payment. When you speak with one of our mortgage brokers, we'll determine the exact rate you qualify for based on your financial profile.

If your down payment is less than 20% of the purchase price, you'll need CMHC mortgage default insurance. The premium is added to your mortgage balance and helps protect the lender. Our calculator includes this cost when applicable.

For homes under $500,000, the minimum down payment is 5%. For homes between $500,000 and $999,999, it's 5% on the first $500,000 and 10% on the remaining amount. Homes priced at $1 million or more require a minimum 20% down payment.

No. Alberta does not charge a land transfer tax. Instead, buyers pay a modest land title transfer fee, which is significantly lower than similar costs in provinces such as Ontario and British Columbia.

Nothing. Our services are completely free to borrowers. We are paid by the lender when your mortgage funds, giving you access to expert advice, rate negotiation, and over 50 lender options at no cost.

Yes. Simply enter your remaining mortgage balance as the purchase price, set the down payment to $0, and enter the interest rate you're considering. This will estimate your payments at renewal.

A fixed-rate mortgage keeps the same interest rate and payment amount throughout the term, providing stability and predictability. A variable-rate mortgage changes with the lender's prime rate and may offer savings when rates fall, but carries more risk if rates rise. Our brokers can help you determine which option fits your goals.
